We seek to expedite construction certificate and complying development certificate processing by establishing compliance requirements as early as possible in the assessment process whether acting to provide design team guidance or orientation to individual applicants. We are project deadline aware and will accommodate any reasonable request to facilitate inspections in the role of accredited certifier.

CONSTRUCTION CERTIFICATE APPLICATIONS

Please request a fee proposal and provide copies of your DA plans for a Construction Certificate application along with a Copy of your Development Consent.

If you are happy with our fee proposal we will then forward application forms to appoint us as Accredited Certifier and Principal Certifying Authority.

Common things that hold up construction certificates include the need to demonstrate compliance with ALL relevant DA conditions and provide enough construction specification detail on the plans or within specifications to demonstrate compliance with the Building Code of Australia. Delays can be avoided if these matters are attended to in the first instance.

COMPLYING DEVELOPMENT CERTIFICATES COMMERCIAL INDUSTRIAL CODE SEPP CODES SEPP AND HOUSING CODES SEPP (WHERE NO DA IS REQUIRED)

We can assess your proposal and advise if your work can be approved as Complying Development to avoid lodging a DA with your Council. We can process the full range of Complying Development with specific focus on the Commercial and Industrial Codes SEPP 2008.

We seek to rationalise and expedite your complying development certificate approval by establishing compliance requirements as early as possible. We will accommodate any reasonable request to facilitate inspections in the role of accredited certifier.

COMPLYING DEVELOPMENT CERTIFICATE APPLICATIONS

Please request a fee proposal and provide copies of your architectural plans for a Complying Development Application. With adequate information we can advise if your application can be assessed as complying development.

If you are happy with our fee proposal we will then forward application forms to appoint us as Accredited Certifier and Principal Certifying Authority for the work.

We will either approve your application or provide feedback to indicate any further requirements.

Common things that hold up complying development certificates include the need to demonstrate compliance with ALL Codes SEPP 2008 conditions, not providing enough specification detail on the plans or within specifications to demonstrate the work will comply with the Building Code of Australia. Delays can be avoided if these matters are attended to in the first instance.

Things to consider include:

  • Supplying a Section 149 Certificate from the Local Council that indicates Complying Development is permitted on the land
  • Providing a copy of Development Consent indicating establishment of existing use for commercial buildings
  • Payment of Long Service Levy
  • Payment of any Council Imposed Section 94 contributions, levies or fees
  • Providing a BASIX Certificate for residential buildings
  • Providing Part J Energy efficiency compliance assessment commercial buildings
  • Obtaining a Water Authorities stamp or approval (external works)
  • Home Owners Warranty Insurance for residential buildings
  • Fire Safety Schedule commercial buildings
  • Alternative Solution Design Statement for work in buildings subject to alternative Solutions (Fire Safety)
  • Required Council permits (work in road reserve or tree removal approval etc)
